With the over use, screws may turn loose and if not fixed can cause the tracks to shift to an angle that is not perpendicular to the garage door. Get hold of a screw driver and fix all the loose screws that are holding the tracks.

As for the swing open garage doors, the mounting plate is the area that would need your attention. A mounting plate is responsible to hold and secure the springs on the inner side of a door. A proper alignment of the mounting plate will aid to the proper closing of the door. Tighten any loose screws you may find there. Now check the tension springs. There is a hook found at the end of the spring in most of the swing doors, which can be adjusted in the different holes in the mounting bracket.

You should also remember to give a good maintenance to your door. Replace your springs after every seven to eight years or so. Look for debris, worn out hinges, screws and etc. Do remember that you may not be able to fix all sorts of problems. What can be more irritating if you tried to solve one problem, and not only failed to do so, but also opened several other doors to new problems? It is better to try to an extent, exceeding which may cause you a great loss. When you think that you may not be able to fix a problem, it is better to consult a professional who has a good know how of doors and its working.
